QuikTrip - Richmond Heights

 

 
QuikTrip is planning to build a new location just north of the proposed Menards development in Richmond Heights.  The proposed site located at 1530 South Hanley Road, the site of a previous racquetball club.   QuikTrip current has the site under contract.  However, there have been some issues with county highway, and other issues that the company is working with city on.
The proposed site would require a lot consolidation and street dedication.  The proposed final plat consists of consolidating several tracts of contiguous property into a tract of land designated as “QuikTrip 647 Consolidated Plat”.  Additionally, Quiktrip would give a small tract of land to the City of Richmond Heights for the use as a public Right-of-Way to be designated as an extension of Banneker Avenue.  The proposed site plan is below.


QuikTrip is proposing to develop a 5,800-square foot convenience store and gas station.  The building would be the company’s latest Generation 3 model which includes a full-service QuikTrip kitchen, outdoor patio seating on the side of the building and large spaces for coffee, soft drinks and a hot dog station.  The gas station would feature eight pumps and would be open 24 hours.
The QuikTrip building would be the anchor of small retail development just to the north located at 1500 South Hanley Road.  Rengaw is developing a 14,000-square foot shopping center on the property which a “neighborhood feel”.  The retail development will have restaurants, pedestrian courtyard and patio seating.

QuikTrip - Maplewood, MO


Demolition of the former Auto Plaza Ford Building located at the northwest corner of Manchester Road and Big Bend in Maplewood is underway.  The site will be home to a new QuikTrip, which will be relocating from their current location just south of Manchester Road at 3010 South Big Bend Boulevard in Maplewood, Missouri.   
The 1.29 acre site will be improved with a 5,600 square foot Generation 3 style QuikTrip building.  This will be approximately 2,000 square feet larger than their current location and will feature more fresh food, plus a coffee barista and soft serve ice cream, and gasoline.  The site will have 16 pumps, 4 more than their current location.  The new QuikTrip location will be only one of eight Generation 3 QuikTrip stores built, proposed, and/or under construction in the St. Louis Metropolitan area.

As part of the proposed building plans, QuikTrip has the OK from St. Louis County to incorporate right-turn lanes from Manchester Road and Big Bend Boulevard to accommodate traffic.  Reportedly, under the terms of the initial plans for the site, QuikTrip will assume the cost of any state or county-mandated road configurations.  Additionally, QuickTrip agreed to pay $5,000 annually to cover the expense of a crossing guard at the intersection.
The site is currently owned by Elsie Lesseg.  Her son, Daniel Lesseg, a St. Louis attorney, is representing her in the process.  The owners currently have a lease in place with QuikTrip contingent on governmental approvals.  QuikTrip is constructing the new building at their sole cost and following the completion of construction will then lease the land and building back from the property owner.

The property owner also owns the lot at the southeast corner of Manchester Road and Big Bend Boulevard.  The site was previously home to Auto Plaza Ford which was recently demolished and was improved with a new CVS pharmacy building in 2012.  The site is subject to a ground lease with CVS Caremark.

Reinsurance Group of America (RGA) New Corporate Headquarters




The new corporate headquarters for Reinsurance Group of America, Inc. (RGA) is well underway.  RGA broke ground on their new headquarters on May 20, 2013 and is scheduled to be completed in September 2014.  It is located on a 17-acre site in Chesterfield, Missouri across the street from the Chesterfield City Hall at 16600 Swingley Road.  When completed, the 405,000 square foot complex will contain two five-story buildings linked by a two-story atrium lobby.  The new building will feature state-of-the-art security features, a cafĂ© seating 500 people, a 2,500 square foot fitness facility, and under-ground parking.  It is estimated that the total investment when complete will be around $140 to$150 million dollars.
RGA currently employs 730 people who work in Chesterfield and St. Charles.  They currently lease 185,000 square feet just a couple miles south in a building located at Timberlake Manor Parkway and Interstate 64/Highway 40.  The new facility will more than double the amount of square footage, and reportedly the new site has space for another office building to support future growth.  A rendering of the proposed building from Clayco’s website is presented below.
